About a year ago, in August 2014, I blogged that I had bought my own solo property in Kampong Speu province. It wasn't a brag. My only sole purpose is to inspire others and to share tactics to accumulate more wealth as I had been inspired by other successful people.

Today I blog about how I've bought a house (Just booked by now). So, this blog is more about my imagination and steps that I am going to take to accumulate this house.
Actually, I went to make the first deposit yesterday on December 02, 2015. The first deposit was $10,000, and I will still have to pay another $130,000 because the former owner agreed to sell for $140,000. It was reduced to this price after 2 weeks negotiation.

This post will explain to you what this house is and how I am going to get it, with the help of others.

Cost of the house:
It costs $140,000. It is not possible for me to buy this alone. So, it's me and my mum together we pay for this. It's $70,000 for me and $70,000 for her. I am not going to mention in the blog how she gets her part, but mine alone. So, basically, I will need to have $70,000. And this is how I am going to get it. (Not successful yet!)

My wealth by now:
- $23,000 (I expect to get this amount if I happen to sell the land I bought earlier in August 2014)

- $2,200 (Cost of half a hectare rice farm I bought last year, I do not know how much it costs now)
- $20,000 (I have this in my bank account as I got this from wedding gifts by guests on my wedding day)
- $8,000 (If I happen to get this from tong tin)
- $1,724 (Salary per month)
- $5,000 (Loan from Grandma from USA)

From the amount shown here, it clearly shows that it is impossible for me to rush to sell my property and get the $70,000 because by now I only have $20,000 in my bank account.

So, I approach a bank for the other $50,000. I have collateral for this loan. I got a special interest rate at Mega International Bank. I got this rate $58/month per $10,000. Thus, I'll have to pay $290 interest per month. The rate will decrease as time goes by and as borrowed capital decreases. I am going to repay this capital and interest in installment.

At the same time, I will start selling my properties but no rush. By the time I sell my land plot, I will have $23,000 extra. I will probably lend this $23,000 to someone who is in need for an interest of $100/month per $10,000. So, it will help me pay off the bank too. The reason that I won't use this $23,000 to pay back to the bank directly is that I could get an interest rate at $100 or $150 if I happen to lend it to others.

Also, since the house is in good location. And former house owner used to rent it for $350 per month. I expect to rent this for $400 per month. Thus, it may also help my repayment with the bank. But if I get $400 per month, I will share with my mum. So, I'll get $200 per month from rent.

If everything goes on well, I'll have the house (half of the house). And if the price of the house increases a lot, I might sell it and share half with my mum to find somewhere I can afford to buy alone later.

Phewww!! It's going to be an interesting financial journey for me! Invest!

Update, November 17, 2016:
It has been a year since I bought the house. I rented it to a tenant for $400 per month 8 months but she already moved out (I got $3200). So, it helped my loan repayment which is $1800 per month, that means I had to pay $1400 per month after deducting monthly $400. Since $1400 is for me and my mum. I alone had to pay $700 per month for my part.

Let's talk about the money I had prior to purchasing the house
+approx $25,000 I have not sold the land in Kampong Speu. Link to article about the land
+$2,200 land. This land is still there.
+$13,000 (Not yet get from tong tin)
+$1,760 (Salary per month)
+$5,000 (Loan from Grandma from USA) - Grandma said she gave us. So, no need to return, but I used it to pay for the house also.
-$20,000 (I have this in my bank account as I got this from wedding gifts by guests on my wedding day) - This money has gone for purchasing the house. So, no more to consider.

Since we have had this bank loan, we have repaid about $10,000 in one year. 6 more years to go.
Whether I can sell this house or find a new tenant, I do have a plan to buy another house which cost around $40,000 in 2017.

Normally if we go to buy the ticket directly at the Underwater World Pattaya, it will cost 1 visitor 500 baht, and 300 baht for children with height below 130cm.

However, before going to the Underwater World, I was suggested by a taxi driver to contact Mrs. Pim. She opens a travel agency. The price I got to visit the Underwater World was 450 Baht per person. Together, I went with 8 people, thus I saved 400 Baht. I am quite sure that the taxi driver gets some commission. However, I didn't care as the tickets worked well and I got a discounted price.

If you contact the agent directly, I guess you could get even lower than 450 Baht per person. Give it a try!

The Bayon School is a non-profit organization which headquarters are located in Siem Reap, Cambodia. Among other activities, the NGO has set up a professional training project: the pastry school. Their objective is to provide underprivileged girls a free vocational training leading to a stable job.

The selection of students is based on motivation, school results and familial environment. Following this step, around twenty girls are offered a free training lasting 11 months, including 4 months of internship. They are also sheltered at school and receive pocket money to support their family.

The project is implemented in partnership with Alain Cojean, French restaurateur, and Fabien Rouillard, Fauchon’s pastry chef.


In order to finance the project and allow the students to put their skills into practice, the NGO opened a coffee shop inside the garden of the pastry school, located in the heart of Siem Reap, where one can enjoy a peaceful atmosphere.

At the coffee shop, you can taste delicious French pastries such as financiers, madeleines or chocolate cake. These pastries will go well with one of the drinks proposed by the students, iced or old (Americano coffee, café latté, green tea, smoothie…).

The products can be taken away if you are in a hurry. You can also order a breakfast or break box that can be personalized depending on your needs.
By enjoying the products of the Bayon Pastry School Coffee Shop, you support the whole NGO and give the opportunity to young women to come out of poverty.

Apart from the coffee shop itself, the pastry school proposes another activity: pastry classes. You will be able to learn how to make French and Khmer pastries with Sokhoeum, the pastry chef.

IKEA, the Swedish furniture, has been well-known for its style, strong, and acceptable price. As Cambodia still does not have IKEA store yet, some of us are curious and furious that they cannot buy, and find it hopelessly. If you are feeling so, after reading this handy post, your hope will survive.



Just in case that some of you do not know what IKEA is, you may check here http://www.ikea.com/us/en/. IKEA has a lot of products range ranging from living room to kitchen.

From this post, I am going to share you an experience I have firsthand. And it is worth a try. In March 2015, I went to Bangkok, and shopped at IKEA Mega Bangna. I shopped a few things in which I could carry home on flight, but a friend of mine decided to shop a big bookcase which of course we could not deliver it by flight. 

So, we started with a little weird idea. And I am going to explain to you the process below:

1. Use Delivery Service by IKEA

IKEA outsourced a delivery service to deliver big products to people living in Bangkok. Thus, we used that service. It costs around 500 Baht per time. It means that whether you deliver a bookcase or more, it is going to cost you around 500 Baht. I forgot the exact cost, but it was around that. Tell them to deliver to DD House Pratunam because overthere, there is a a businessman who run all delivery Phnom Penh Bangkok, for any size of products, for any weight. Just leave it to him. 

So, as a recipient, we put the name of the guy to receive the bookcase, not our name. We called to inform the recipient that they will receive goods in a day or two. He said okay.

2. Use that guy to deliver to Phnom Penh

Then, we got the guy who stationed at DD House Pratunam. His telephone number is +66 89 966 0734. For his delivery service, he charged per kilogram. It costs between 15 to 20 Baht per kilogram to get your goods from Bangkok to Phnom Penh. Don't worry about his service as he's been doing this for years for many dealers in Phnom Penh. Tell him the location you want to pick your goods, and your telephone number.

3. Pick up your goods

From your purchase date at IKEA Mega Bangna, it is going to take a few days to receive the goods. There you go. You may assemble your furniture at home in Phnom Penh.

When you are reading this, you have probably read my early post regarding "Shopping Online with Ebay from Cambodia"

If you have not, you may read my earlier post first before reading this post. To do so, please click on the link above.

After receiving many questions, it gave me an idea that it would be easier to explain to readers the process in this post.



1. What about the tax after you received the item? - Anynomous

No, there is no additional tax when you buy from ebay. The only additional cost is the shipping cost. However, I normally choose an item that comes with free shipping. Thus, it does not cost me more. However, at the post office, you will be required to pay $1 or $1.5, etc, depending on the weight of your item. However, it is not much. They have the rate shown on their wall. 

2. How much is shipping cost?

It depends on where the dealer is. If the dealer is in China or Hong Kong, I think they normally can ship to Cambodia for free. However, for the US or elsewhere which is pretty far, you will have to check the shipping fee carefully. 

3. Hello, I have no experience in buying online before, I'm wondering how to write post code since I could not find any post code of my home address? And we don't need to pick our products at the post office, right?

For the post code, you may check the link here. For example, for my area Toul Svay Prey 1, I wrote 12308 as the post code. You may do the same for your area. 

You will have to pick up your products at the post office. It is very important to tell the dealer to write down your telephone number on the envelope, because normally they only write your address on the envelope. The post office here will call when they see your telephone number on the envelope. 

4. Are sellers in ebay reliable?

I strongly believe that they are reliable. However, before purchasing any products. I read the reviews by other purchasers, they shared their comment regarding the dealer, the items itself whether its reality looks like the shown picture, whether the delivery time is appropriate. You may read all of the reviews and decide. There are ways that you can complain to get your money back into your bank account. You may try shopping something cheap first, then decide to shop a bit more expensive item. 

5. Auction web site is annoying!

I agree, but I don't involve with the auction. I normally buy the Sale Now item. Just a few click and done. You can check that before you buy. 

6. Have you ever bought from Amazon? Can you compare?

I have never bought from Amazon. However, I plan to do it very soon and will share ideas with you in another post. 

7. I plan to open an online shop of brand name product, and I want to purchase from ebay to sell in Cambodia, but I have not known about the process of purchase and shipping, could you please kindly share your own experience and some suggestions?

I don't have experience in selling online product, but if you are willing to hear an idea from me I can share. I think you should check both ebay.com and alibaba.com. Because ebay.com focuses on individual deal, while alibaba.com focuses on wholesale products. Alibaba offers lots cheaper because they know you buy to sell. 

For transactions, I think you should study more on Debit Card, Paypal and Payoneer, Ask me in detail for each of them. Ask me more if you'd like. 

8. I'm thinking of order a case of Lumia 1320 from ebay, but I don't have any bank account. So, what should I do?

There is no another way beside making a debit card with a bank, then register a paypal account before you can buy from ebay.

9. It is quite interesting to buy online from ebay, I'm planning to buy a camera from ebay, but can we trust our post office? My friend said you will be risk if you don't know postman. Is it real that post office steal or change something in the box? If we find something wrong with our products, what can we do?

Normally, if you buy many items, customs would like to check your box. Thus, you may be required to pay tax. However, they don't steal your products. I have a friend doing business online. They didn't know person their at first, but since she went to pick up the items so often. She started to have connection. So, the tax person did not check much, just paid him a lum sum amount for a box. 

If you plan to buy a camera or any other fragile products, the most important thing is that will it be broken when it arrives Cambodia? Tell the dealer carefully on how to pack fragile items. You will need a lot of soft surrounding. But don't worry. It should be okay. 

10. Can I actually become a seller in ebay? 

You surely can become one. You need to register an account and agree with all of the pricing. More importantly, you should know about how to receive money via Paypal. You may read the link below.

I have to be honest with you I am a failure in managing my own time to do tasks on time. I have many responsibilities in which I failed to finish many of them on time because it all came in between. I should have ignored one thing, to complete another. So that, the two won't be completed late.

I am writing this because I feel so bad about myself for being such a failure and have failed people around me too.


I remember my first date on January 08, 2013. I told my girlfriend that we would meet at 5:30 PM, but I ended up arriving at 6:00 PM. She blamed me a lot and even told me on phone that I did not have to go to pick her up, but I kept telling her that I was on my way and finally arrived at 6:00 PM. What I learned from that was that I looked down on necessary commute time, I looked down on traffic. I did not leave enough time for something unexpected to happen. I thought 10 minutes drive will arrive and meet her. That was what a fool like me thought. So, I spent so much time to finish up my work in a rush then went to meet her. All I got was to let her wait and disappointed her. Luckily, she still agreed to come out with me. It's been me. It's just like that since then or even before that.

Not just that, I regularly go to work late too. Every morning, I get up at 6:00 AM. I wake up my niece so that she can take bath and ready for school. Mostly she gets up when I wake her up, sometimes she doesn't. So, I sometimes have to go wake her up again after I dress up. It doesn't take me much time to dress up, but it takes more time for two people to be ready to leave house. So, I take her to school at about 6:45 AM every morning and arrived her school at 7:00 AM. Generally, she does not arrive her school late. She will have breakfast there, but for me after leaving her there, I have to go have my breakfast, then head to work. Apparently 30 minutes is not enough for commute and eat. So, I often arrive at 7:45 or 8:00 AM (work starts at 7:30). See, I am such a failure.

During working hours, I need to have good mood to focus on work. If any days that I hear problems at home, my mood swing, I don't have that kind of good mood to write any reports. I do, of course, but the process is very slow.

In mid March 2015, I and Mamiao agreed on a trip to Kanjanaburi to meet at 8:00 AM, but I arrived at 8:30 or 8:40. I planned enough time for commute by BTS to her area, but I had urgent issue to deal with. It took me about 15 minutes to talk to my ILO colleagues in our hotel room and explained to him how to get to IKEA and he was nagging and asking about so many other things. It was annoying, but I had to spend time talking to him or else I feel myself heartless. When I met Mamiao, I acknowledged my mistake for coming late and I did not want to explain much because it's just me like that. A failure in time management.

On April 24, 2015, another case took place, I agreed with a motorbike dealer that we would meet at 2:00 PM, but I arrived at 3:15 PM because I stole my working hours to meet him thus I had to finish up a closing meeting with factory management. You know why I agreed to meet him at 2:00? Because I finished almost everything in the morning, but it was unlucky that during lunch time, another colleague teams came to the same restaurant. So, we had to have lunch together and it took about 2 hours at the restaurant. I could not open my mouth and tell them that I am in a hurry. So, I had to make everything looks normal. Then, I got back to the office at almost 1:00 PM. I did not give a call to the dealer in advance that I was going to be late because I still thought that I could manage my time to meet him on time. Hell took place. He argued with me and asked me to explain a lot on how to improve his compliance issues. Dealer got mad and the deal was down. I lost $300 for depositing a motorbike.

From these experiences that I remember and other failure experience in which I did not mention here, I found some reasons and I am willing to fix myself as follows:
- I procrastinate things. Sometimes I have free time, but I did not do it first I did not realize that I have to do many things in given little time. I do things at the last minutes and in a rush. I need to give myself more time on certain tasks and focus on each tasks carefully.
- I should delegate work to others to help and admit the truth that I won't be able to finish these many things on time. I should focus on one and do it well.
- I should give more times on commute as traffic now is horrible.
- I should know the limit and inform others well about lateness.
- I should read more time management strategy.
- It doesn't matter what time I sleep, I should rise early to continue working as morning is fresh to reflect.
- I should make use of my note of urgent tasks.
- Limit myself with timeframe to work on something.

I am actually trying to cheer myself when writing this up. What else do you think I should do?

How safe is a Solex lock? I guess not only Solex, but other brands also. I lost keys of this lock and I had a chance to observe a lock repairer. It did not take him much time to make a new key for me. It took him about 2 minutes to observe what's specific inside the lock.


Then, he started numbering on side of the lock so that he knows what to do with a new key without any mark on it yet.  


Later, he started highlighting on a brand new key and scraped it. He scraped as he looked at the numbers on the lock. Simply, without even further modification. After he finished scraping, the key simply worked well with the lock. 


In total, it took him about 10 minutes to make a new key of the lock. Simple as that. Think Solex is safe? Think again. 

He only looked and numbered on the lock and made a new key for me. This is pretty dangerous if later he decides to change his job :D

Today I would like to introduce you to a special Kuyteav restaurant, located in the centre of Phnom Penh, and that is Kuyteav Psar Chas.

This street restaurant actually started long time ago and has been popular for decades. Normally, it is hard to find parking space if you happen to drive a car there. 

This kuyteav restaurant is located on a corner opposite to Psar Chas (Old market).

What is special about this Kuyteav? 
What comes to my mind when going to this kuyteav restaurant is the taste of its soup and also its meatball. Because its meatball was made by the restaurant itself. They did not buy it from the market. They made it perfect meatball and healthy soup. 


I like kuyteav itself and plus, my girlfriend made the yummy sauce. 

Have you ever seen such kuyteav elsewhere? 

The cost of this kuyteav is quite reasonable.

I have always loved Bonsai tree since my first time to see it on the internet. Unluckily, it is not easy to find in Cambodia. On the internet, I learned that I could find Bonsai tree in Vietnam. However, I never had a chance to go to Vietnam since I have become fond of Bonsai.

In March 2015, I went to Bangkok and did not mean to go to Jatujak plant market. It was when I and my friends Mamiao and Chanutr did not know where to go at night around 9:00 PM. Then, we agreed to go to plant market.

If you wish to shop at the market. You may do so as well. Jatujak market is a weekend market where people come to sell many different kinds of products, creative products. On Wednesday evenings, they open shops to sell plants.

There, Chanutr shopped many small plants. She loved them. So did I, but I did not have a clue on how to deliver it home.

After walking for a while in the market, I saw my lovely Bonsai trees! They were so lovely. It was so hard for me to choose because there were varieties! And the price varied a lot too. I tended to choose the small one so that I could carry home.

I bought my first Bonsai tree for 400 Baht ($13). It came with a vase.

Since I traveled back to Phnom Penh by plane, I requested for help from my colleague who return from Bangkok by van to help deliver my Bonsai to the office. Because after talking with AirAsia staff, they told me that I cannot bring any kinds of plants on plane.

However, all was done and my Bonsai tree is now safe at home in Phnom Penh. I forgot to tell you, my Bonsai tree will have red fruit too :D

I have noticed that my car's tires had been producing lots of noise even there was nothing seemed to be wrong. When I got home, I noticed that many small stones got stuck with tires, even a small battery was attached there too. 

I did try to get most of them out of the tires with a sharp key. It did make less noise, and I guess when we remove these stones, we also make the tires last longer and the stones won't go too deep, and the stones won't at the same time with tires and there of course will be less noisy.

I'll probably start looking at this once in 1 or 2 months because Cambodia has a lot of roads under construction.

On Sunday, March 15, 2015, I and my ILO colleagues traveled by van to Bangkok through Poi Pet - Aranyaprathet border. We had a great time along the way.

Us, stopping by at a Battambang restaurant for lunch, and resumed our trip at 13:00.

So, the summit began with Connor's welcoming message and lots of inspiration
First evening of the EA Summit at pool party to welcome all Enterprise Advisors


Enterprise Advisors from other country programs seemed to like Krawma (Cambodian scarf) a lot. Cambodian team offered many gifts during the summit.

For the evening of second day, I went out with my colleagues to some malls in Bangkok.

Although M was so busy going to hospital, but he stopped by to carry a gift from Moscow to give me at Siam Paragon, while I was waiting to meet Chhoung on the first day of his arrival.

I missed walking with my girlfriend from hotel to Pratunam and BTS Ratchatewi every morning. And that was not long, we went there in November 2014, just 4 months before the EA Summit which took place in March 2015.

Waiting for ferry to come. Here is Mamiao my lovely friend. Don't remind me of her getting mad. It was scary. But that was my fault that I kept her waiting all of the time.

The next day after spending a night on a floating house, Mamiao's friends started swimming. I joined them after :D. It was my first time to swim in such a big lake. I only used to swim in pool. This was a great experience. 

M, Mamiao, Chanutr, and I - We met at Terminal 21 for cheap dinner. Thanks my lovely friends who come to see me every time I go there. 

A house-like boat was dragging our floating house to an island for a better view and cleaner lake to swim. It took one hour to drag the house there.

Always the same buffet, every morning. Sigh.. 


P' House was singing all along during the trip to Kanchanaburi, and yet when he got back, he still sang at his HThroughHeart Ice Cream shop at Khao San road. He is so energetic!! Not to mention, his ice cream was so delicious!

Spent my last night before returning home to watch a movie called Run All Night. 

This year at the EA Summit, the team building activity was to build Krathoong and present its meaning  

Also went to Asiatique again and bought some small gifts for ILO colleagues

Took sometime to visit with Mamiao and Chanutr at Jatujak plant market on Wednesday night

I bought a Bonsai tree from Jatujak. Love it and going to take care of it well.

After the EA Summit, I stayed at Tune Hotel with Chhoung. I love this location as it's very close to Terminal 21

The trip ended well with M seeing us off at the airport on March 24, 2015. 

I hope to see Mamiao, M, and Chanutr, Ae, Mai, Mim, and other Thai friends visiting Cambodia soon. I won't let Mamiao wait for me again :D
